While factors like globalisation, automation, and labour costs often dominate the discourse, there’s an overlooked threat jeopardising the future of Australian manufacturing – the lack of available land and skyrocketing real estate prices.

As our cities rapidly expand, industrial zones and warehouses are being demolished to make way for residential and commercial developments. This results in a severely constrained supply of space for manufacturing operations, research facilities, and production lines. The little space that does become available is exorbitantly priced, making it unfeasible for many manufacturers to remain or expand in urban areas.

A recent Colliers report revealed that land values for industrial properties between 1-5 hectares in Sydney increased by a staggering 7.4% in 2023 compared to the previous year. Over a longer period, the increase would be more significant. This escalation of costs creates immense pressure on manufacturing companies with tight margins and substantial space requirements.

For businesses able to stay afloat, being pushed to the outer suburbs increases transportation costs, reduces access to skilled labor pools, and disconnects them from crucial infrastructure and supply chains. It’s a vicious cycle that ultimately drives more manufacturers to move operations offshore or shut down local facilities entirely.

The loss of these well-paying manufacturing jobs hits communities hard. The manufacturing sector still employs nearly 900,000 Australians and supports millions of indirect jobs. Each factory closure translates into less economic opportunity, population decline, and urban decay.

While state policies around protecting industrial land help, a more sustainable long-term solution is developing dedicated, affordable manufacturing zones and innovation hubs in strategic locations. Public-private partnerships can create these industrial parks with the infrastructure, modern facilities, amenities, and transport links manufacturers need to thrive.

If we want a future where Australian manufacturing remains globally competitive and a source of economic prosperity, we must be proactive about this issue. Resolving the manufacturing space crunch and providing a landed solution will determine whether we continue shedding jobs or begin reviving and reinvesting in this vital sector.

What are your thoughts? How can governments and developers better accommodate the space needs for local manufacturing? Share your insights in the comments below.

In the world of commercial real estate development, a company’s name is often an afterthought – a random collection of letters or a nod to the founder’s initials. But at AonAri, our name carries deep significance, embodying the core principles that guide our work and approach. Let’s uncover the meaningful origins behind this distinctive moniker.

The Story of “AonAri”
Our name artfully combines two components, each loaded with intentional meaning that shapes our philosophy.

“Aon” – Inspired by Enduring Legacy
The first part, “Aon,” finds its roots in the Greek word “aionios,” meaning “everlasting” or “perpetual.” This represents our steadfast dedication to creating commercial spaces built to withstand the test of time. We don’t construct for the moment; our designs prioritize exceptional quality and a timeless aesthetic to serve future generations.

“Ari” – A Tribute to Aristotelian Wisdom
The second element, “Ari,” pays homage to the ancient Greek philosopher Aristotle, renowned for his empirical approach to understanding the world through observation and logical reasoning. This resonates profoundly with AonAri’s commitment to deeply comprehending our clients’ unique needs and the localized context before developing tailored solutions.

Uniting Enduring Design and Intelligent Planning
The fusion of “Aon” and “Ari” encapsulates our mission to harmonize enduring design with intelligent planning. Our spaces aren’t merely visually striking; they’re thoughtfully crafted to meet the evolving demands of modern businesses and communities. Much like Aristotle sought wisdom through meticulous observation, we immerse ourselves in understanding the nuances that inform intelligent, functional design.

A Guiding Philosophy
Our name is a constant reminder of the principles that permeate every aspect of our work – exceptional craftsmanship, sustainable practices, and intelligent planning. This philosophy drives us from concept to completion, ensuring each AonAri project becomes an enduring landmark that seamlessly blends aesthetics with pragmatism.

At AonAri, our name isn’t an arbitrary label; it’s a profound representation of our values and approach. By interweaving the ideals of enduring legacy and Aristotelian wisdom, we endeavor to create commercial spaces that captivate while meeting the ever-changing needs of the modern world.

Penrith used to be considered as the backwater of Sydney, located in the far west of the CBD. Now, Penrith has witnessed so many changes with the sights of the transformation in the new major industrial hub.

In recent years, Penrith City Council has approved numerous multi-million dollar industrial projects to form new precincts in Penrith. Furthermore, the city is the closest urban area to the upcoming airport, which indicates economic and social prosperity in the near future.

With major transport line linking to other suburbs in the convenient vicinity, Penrith residents now prefer to work closer to home. As a matter of fact, dwelling prices are significantly more affordable than in Sydney with similar standards. In addition, office space in Penrith is now upgraded to A-grade with open green spaces in the surroundings and industrial hubs just 20 minutes away.

The Council has implemented plans to revitalise the city centre. In particular, they are now working on the the former council chambers to transform them into premium office space. Besides, 12 million investment into building the city park is happening to bring the fresh new appearance for centre. Moreover, many property companies have now constructed and revived the manufacturing industry of Penrith.

A Sydney-based property group, Aon Ari Property, has moved a step closer to its planned $100 million development after lodging an application to create a dedicated area for micro and medium-sized manufacturers in the city’s west.

The 12-hectare industrial site, formerly owned by Crane Enfield Metals and still partly leased by Capral Aluminium, was bought by Aon Ari Property for $30 million in December 2020.

Aon’s application with Penrith City Council notes it will reposition and develop its property to accommodate a host of micro and medium-sized manufacturers, under a new banner – “Manufactor”.

Frasers Property Industrial has also announced their lately logistics and industrial estate project with an end value of $1 billion for the the site at Mamre Road in Kemp Creek, south-east of Penrith.

Without doubt, these huge projects will rebirth the once well-known manufacturing and producing industry with many products made locally in Penrith reaching out to the global markets.

For the past years, we have learned to become self-reliant with the Australian Made supply chain. As a matter of fact, countries are turning inwards and they are going to serve themselves rather than servicing external countries and Australians are in that same boat.

Since the occurrence of COVID-19, the global manufacturing and logistics industries have witnessed dramatic changes. One key trend is the growing awareness and self-resilience in turning to Australian-made products. Thus, this has empowered the sustainability of the local supply chain and prove the high quality locally made products at affordable prices.

Without a doubt, the positive growth in demand for Australian made products allows for the long-term sustainability of our homegrown supply chain. This has also opened avenues for numerous construction developments. Recently, many industrial warehouses and manufacturing hubs are under construction to accommodate local production.

Aon Ari Property is the leading space saver and invigorator with our multi-million dollar project proposed in Penrith to revive a local metal factory into an advanced manufacturing precinct.

“If you look at Penrith alone, it used to manufacture a lot of items, including Panasonic.

“And now you hear stories about people having to wait for white goods and electronics and it just doesn’t make sense. – John Joannou, principal of Aon Ari Property

Join us today to bring back the manufacturing to Australia!

The digitalisation era has come and transformed most aspects of human lives and make it easier to do anything with the assistance of technology. We have now been familiar with the term ‘smart home’. Moving further, the real estate industry has seen drastic changes in the improvement and management of buildings. So, what is a smart building? And how would the buildings of the future look like?

What is a smart building?

As the name tells itself, a smart building should have smart features where integrated processes are in place to minimise the time and effort. In other words, buildings of the future will put humans at heart. However, this does not simply mean technology integration but also centralises around the experience of people the moment they enter the building

The focus on people

The purpose of property digital transformation is to function in a way that eliminates unnecessary manual human actions. The ‘intelligent’ building must take into consideration the needs of the users. Regarding transforming a building into a smart place, questions to be asked are:

Who are the tenants of the building?

How would they – as the occupiers, will feel while in the building?

What makes them comfortable?

How would the design of the building address the changing needs of the tenant efficiently?

The flexibility to adapt

Growth starts from disruption and we are living in the era of disruption. Technology advances have allowed for fast-changing upgrades in virtually anything. Thus, buildings should not be fixed rigid structures that can serve a single purpose. It should be multi-functional and able to fit the market needs. Smart buildings also imply the smart design and architect that can minimise the cost of modification.

The invisible integration

Smart as buildings might be, people dread the prospect of being obviously surrounded by robotic chips. They expect the intelligence to be available seamlessly, without the need to be activated or interfered with. As a matter of fact, automation is the key to smart buildings where people are easily recognised and assisted once they step into the building.

The sustainability

The values of being smart and advanced also lie in the reduced footprint left via essential engineering activities only. We can easily make amends to buildings now without demolishment to walls and building structures.

Why smart building?

Investing in property digital transformation can be costly, but it is worth spending if you look further into how this can benefit socially and financially. Buildings of the future will be assembled and modified easily instead of structured, which reflects the flexibility and room for accommodate increasing market demand.

As a space invader and invigorator, Aon Ari takes pride in our optimisation to offer the best user experience to our tenants.

These two streams focus more on smaller projects that seek support. The Manufacturing Translation Stream will allow businesses to push ideas into practical action and make them potentially profitable.

The Integration Stream will help widen the network for manufacturers by enabling the integration into local and global markets. This offers brilliant opportunities for domestic manufacturing businesses to scale up quickly through fruitful relationships with suppliers worldwide.

Together with the Australian Government, Aon Ari Property also supports the local manufacturing and processing businesses through our disruptive space solutions. We offer premium industrial spaces that empower the creativity and innovation of manufacturers. We work wholeheartedly with the view to bringing back the manufacturing of Australia and make it happen right here in Penrith, Australia. Ultimately, we are in the business of enhancing people’s certainty and connections for the revival of homegrown manufacturing. On top of that, we would love to have the local Made in Penrith stamp that marks the standard of locally made products.

Women In Industry Awards reward all Australian female talents for their accomplishments in a range of industries: mining, manufacturing, engineering, etc. The awards aim at promoting the profile of women within the industry for future growth.

In particular, there are 10 categories to choose winners: Excellence in Engineering, Excellence in Transport, Excellence in Manufacturing, Excellence in Mining, Mentor of the Year, Safety Advocacy Award, Industry Advocacy Award, Business Development Success of the Year, Rising Star of the Year and Social Leader of the Year. Last year, the awards were impressively successful with manufacturing being the leading industry where women have been increasingly participating. Especially, the winner for Manufacturing Industry was Rochelle Avinu, who had won the Victorian Manufacturing Woman of the Year in 2019.

“Often the manufacturing industry is portrayed as factory work, but there are endless opportunities in the industry in cross-functional disciplines, such as laboratories, quality, procurement and management, and leadership,” she said.

Without a doubt, the awards have been giving significant inspiration and encouraging females to follow their dreams and prove their talents. Manufacturing is now more ubiquitous regardless of gender.

This year, nominations open until 25 June 2021 for final round. The 2021 Women in Industry awards gala evening will take place on Thursday 17 August 2021. The awards are calling for Australian female talents to nominate and share their heartening stories in the industry and help to connect nationwide manufacturing businesses.

As a space invigorator, Aon Ari Property stands with the local female manufacturers who look for innovation and ever-changing technology to develop their own products. Wholeheartedly, we trust in woman power and how tremendously they can contribute to the heavy industry regardless of any preconceptions. Through reigniting spaces, we transform them into desirable centres that attract local people to join and grow with us.

If you are running a business and looking for warehouses and assembly spaces, leasing an industrial space can be perplexing sometimes. Thus, here are the top 4 tips for leasing industrial space.

Access and Loading Zone

Before looking to inspect an industrial warehouse, you should be clear in your mind where you want the space to be. This is essential as it can impact your whole supply and distribution chains depending on the accessibility of the space. In addition to access, the scale of your business might also indicate whethere you need large vehicle access and loading area for your goods. This needs to be identified at the early stage so you can calculate your rough budget.

Consider your utility requirements

After determining your space location, size and surrounding areas which are quite straightforward, it’s important to consider necessary utilities from the beginning. Upon your inspection, you need to ask for these to ensure such things as power wiring, roller doors, access, and security are up to your demand. Otherwise, you may run into risks of extra costs to alter your own utilities. If you are unsure about technical installations, you can ask for professionals to assist you with the inspection.

Floor load needs

Besides utilities, safety requirements regarding floor load are inevitable. If your business is in heavy manufacturing industry, floor load requirements are more complicated to install specific equipment. For instance, some industrial machinery need the minimum slab thickness of high tonnoage forklifts.

The flexibility for alterations

This is particularly for any business as changes are crucial. Any industrial spaces should allow for modifications and improvements. However, this needs to be clear from the start so you don’t have to face any difficulties after reaching the contract. At Aon Ari Property, we welcome your alterations, which is our mission to design the space where you can call “My Space”.

Before you go and choose your warehouse or industrial spaces, research on the market is vital. Go to trustworthy site like Financial Review or Sydney Morning Herald to better understand the property market in your area and upcoming development news.
